Recommendations for property owners

Preparing a property for sale is a set of measures thanks to which you can sell your property at a better price.

Buyers who come to view the property make a purchase decision within the first 10 minutes. Therefore, the seller or real estate agent has only 10 minutes to make the best impression. There will be no second chances!

We do not advise you to make major repairs as the investment may not be recovered. It is better to bring additional accessories that will refresh the property.

  • Start from the entrance and the playground. If necessary, sweep and wash. Clean the carpets. If they are old, better remove them completely. The front door should also be clean and viewable. Do a general clean of the property - wash the windows, floors, chandeliers, dust, straighten the beds.
  • If there is an unpleasant smell (in the apartment or on the landing, at the entrance), use an air freshener to remove it. Don't overdo the air fresheners as your tastes may not match those of the potential buyer.
  • The kitchen is the face of the housewife. Clean the kitchen, remove all things (dishes, towels, cleaning products, food). Stove, refrigerator, table, sink should be perfectly clean. It is not necessary to bother with cooking during the inspection of the apartment. Remove patches and magnets from the refrigerator.
  • The bathroom and toilet require special attention. Wipe the tiles and floor, polish the toilet, sink and bathroom. Everything should glow, work properly and not drip! Under no circumstances can you start washing and stretching clothes. During the inspection, remove all personal items (towels, brushes, sponges, soap, dust, etc.).
  • Make coffee. Offer it to your guests. This will set the mood and there will be easy communication.
  • Provide adequate lighting. If possible, replace bulbs with more powerful ones. This will visually expand the space of the rooms. Open curtains as much as possible unless they hide an unpleasant view from a window.
  • If there are pets, take them out and put away their food bowls during the inspection. Not everyone likes cats and dogs - some have bad associations or allergies.
  • Glue the peeling wallpaper, plaster the cracks, replace the switches and sockets. The property should have a well maintained appearance.
  • Fix everything that is broken. Replace burned out light bulbs (including on the stair landing), replace light switches. Fix the cupboard door or the unscrewed door handle.
  • Remove, if possible, all unnecessary things, old furniture, etc. The less things are in the property, the more spacious it looks. Remove empty jars and boxes. Don't forget to clean the terrace too.
  • Remove personal belongings from prominent places: diplomas, certificates, photos, posters, bed linens, clothing, shoes, bags, personal hygiene items, cosmetics. Nothing should prevent a potential buyer from trying out the property for themselves.
  • Remove all items of a religious nature (icons, lamps, candles, prayer books, etc.).
  • Ventilate the room before the inspection.
  • Notify your neighbors of viewings and ask them not to speak to customers. Agree with them the day for the viewings.
